I will not use the percentage method when evaluating whether a building floor in South City 2 appears to be priced too high. Instead, I believe that a proper reduction can be determined by several factors including the property's true value, the quality of construction, the location of the floor, parking space, road width and condition. For example, if a builder floor is brand new, has a view of a park and has other desirable features, then it may be reasonable for the owner to charge a higher price for the property compared to an older property that requires repair.

To make an informed decision on my budget, I plan to compare a minimum of three comparable Builder Floors located within South City 2. In addition to comparing the asking price of each property, I will also take into account their respective sizes, ages and unique features. Finally, I will determine the overall expense associated with purchasing one of these properties including the cost of repairs, registration fees, and any other relevant expenses prior to determining my budget.

As an initial offer, I might provide a discount of 5-10% from the seller's original asking price if the property seems to be listed at a somewhat inflated value. However, providing such a discount does not represent a set standard for determining what the property will ultimately sell for. When the seller is asking for a price that is significantly greater than other comparable properties in the area, or if the property requires extensive repairs, then I will be more aggressive in my negotiations and provide factual evidence as to why I am negotiating as I am. Conversely, when the seller is offering the property at a price that is consistent with its current condition, a less substantial reduction in the purchase price may be more reasonable.

The buyer must additionally review all documentation pertaining to the property, the owner's information and whether the plan has been approved by local government prior to making a deposit on the property. A low cost does not mean that the purchase of a property will be a great investment if the property has issues with respect to its legality or construction.

For anyone comparing options, this page on Builder Floors in South City 2 can be a useful starting point to explore available properties and understand what may suit their budget.
