The SAP measures how much energy a home will use to deliver a defined level of comfort. The assessment is based on standardised assumptions for behaviour (i.e. how many hours the heating is on) and occupancy (how many people typically live in a property of this size). An EPC is valid for 10 years – but you might want to update it before its expiry! Recent energy efficiency improvements are likely to make your property more attractive to potential buyers or tenants. Even if you are not selling, it can still be helpful to obtain an EPC for your property. You can use the information to make your home more environmentally friendly and cut your fuel bills. With residential property accounting for almost 30% of carbon emissions in the UK, cutting the environmental impact of our homes is everybody’s business. The Minimum Energy Efficiency Standards (MEES) were introduced as part of the Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015. Since 2018, landlords of both commercial and residential properties haven’t been able to grant new tenancies for properties with an EPC rating of F or G. This means that if you’re planning to rent out a property which has an EPC rating lower than E, you’ll have to improve its energy efficiency first or register an exemption. Energy Performance Certifications (EPCs) are part of a European drive to reduce emissions and tackle climate change. Since 2008 all properties when sold, built, or rented need to have an Energy Performance Certificate. Larger public buildings need to display a Display Energy Certificate (DEC). Your SAP score is your way of showing the energy performance of your home, and it will be used as a point of comparison for other dwellings. The result will be a figure sitting somewhere between 1 and 100+. The higher the SAP rating, the lower your energy costs and the lower the subsequent carbon dioxide emissions. A score of 100 represents zero energy cost – anything over shows that you are actually exporting energy. here are proposals for the minimum commercial EPC standards to be raised to Class D by 2025 and to Class C by 2030. The issue of EPCs is therefore one which will become of greater concern to Landlords, particularly if the minimum standards are to be raised as proposed. The UK government has committed to making the UK carbon neutral by 2050. This means that for all CO2 produced in the UK each year, the same amount will be cancelled out by energy saving measures. If you have bought, sold or rented a property, it’s a legal requirement to have a valid EPC. Energy performance certificate (EPC) is a document which provides information about the energy efficiency of your property. It includes information on lighting, insulation, your heating system and more. So, whether you are renting or selling your domestic or commercial property, by carrying out an EPC and making the recommended changes you will increase its energy efficiency to a higher rank. An EPC is a measure of the theoretical energy performance capability of a building. The energy rating is expressed from A to G on a colour coded bar chart. The rating is based on the CO2 emissions of the building, factoring in the building’s construction fabric and heating, cooling and lighting services. A report of recommendations accompanies the certificate and sets out proposals to improve the energy efficiency of the building with short, medium and long payback periods. If a landlord rents out a property with an EPC rating of F or G without a statutory exemption, they will probably face enforcement action. From experience, we have found that buildings with a current EPC rating of E may also be affected by the MEPS legislation, as if no works have been completed on the property, it may fall below the minimum standards upon re-assessment. This is because since EPC legislation was introduced in 2008, there have been changes to the way an EPC is calculated. New build energy assessments are required both before and after construction, with calculations and EPCs sent to Building control for sign off. Regional building regulations will establish a target that your dwelling must meet in order to achieve sign off. Commercial EPC surveys are more in depth than their domestic counterparts and generally involve making a 3d model of the building in specialist software. The assessor carrying out the survey must have a Non Domestic Energy Assessor (NDEA) qualification at a level appropriate for the type of building. Trading Standards are responsible for making sure that the EPCs are produced for all rented homes. If a landlord fails to provide an EPC, then Trading Standards can issue them with a notice and penalty charge of £200 per home. In addition to paying the penalty notice, the landlord will still have to provide an EPC to the tenant. Research around non domestic epc register remains patchy at times.
